Die Altstadt von Kufstein, sowie alle öffentlichen Verkehrsmittel sind zu Fuß innerhalb von drei Minuten erreichbar. Großzügiger Wohn-Schlafbereich mit Schreibtisch, Relaxsessel, Smart-TV und W-LAN, die Wohnküche mit Schlafcouch ist separat abgetrennt. Nur acht Kilometer vom Chiemsee und Simssee entfernt. Zentral zwischen München und Salzburg und fernab von Hektik und Stress und das zu jeder Jahreszeit.

Es befindet sich ein großer Spielplatz in 500m Entfernung. Supermarkt und Pizzeria 1km entfernt. Viele kleine Wanderungen bis hin zu schwierigen Tagestouren sind vom Haus aus machbar. Bester Ausgangspunkt für eine Mountainbiketour auf den Pendling (Hausberg). Alpinisten werden hier ebenso glücklich werden wie Familien mit kleinen Kindern.
