The Annex is a completely private part of our house for guests exclusive use, located in the historical Kentish village of Leeds, within walking distance to stunning Leeds Castle. Located 5 minutes from J8 M20. Ideal for Leeds Castle. The Kent show ground. 35 mins drive to Eurotunnel & 50 mins to Dover ferry port. 1 hour to London via train. The Annex has it's own private entrance, rear private patio area, sitting room/ fully equipped kitchenette, downstairs shower room/ large upstairs bedroom.

Guests will enjoy easy access to Sevenoaks town from this centrally located place. Modern self contained mezzanine annex. Self check in & check out. 5 minute walk to the leisure centre, Knole Park National Trust site, town centre. 10-15 minute walk to Sevenoaks train station. The property is located in a quiet residential cul-de-sac, down a private gated drive with an EV charger. It has a queen-sized bed upstairs, with a large corner double sofa-bed & shower room downstairs. No smoking.

The Orangery is a studio space situated at Coes Farm organic vineyard and orchard making natural wines and ciders and offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool, hot tub, sauna, a tennis court and a games room. We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

The Studio sleeps 4 and is situated to the left of the main house in a quiet secluded setting. The brick paved drive provides ample parking. The accommodation is bright, light and spacious with an open-plan lounge and dining area, a breakfast bar, fully fitted kitchen, two large characterful double bedrooms, (additional single bed on request), a bathroom with bath and shower unit. Two private patio areas, rear patio giving direct access to a large garden for you to explore, relax and enjoy.
