Biloxi vacation rentals at Southwind Resort provide an extraordinary setting for our guests to relax and enjoy. We are strategically located off I-10 Exit 50 (Biloxi/Ocean Springs Exit) and offer both a vibrant neighborhood and convenient access to everything the Gulf Coast has to offer!
The policies and procedures of Southwind Townhomes LLC, are designed to ensure that we give both you and our owners the best service possible. Please read them carefully. If you have any questions, we will be glad to answer them. Just call (PHONE NUMBER HIDDEN).
By giving my credit card number to Southwind Townhomes LLC, I agree that the conditions and information contained in the rental policy have been read carefully and accepted by me on behalf of all members of my party and agree to abide by such conditions and limitations.
The total amount due is required at booking in order to confirm your reservation. Your Reservation may be made by any major credit card.
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, and/or balance of rental payment. Guest will not by permitted to check-in or will be evicted per Mississippi Code of 1972, section 75-73-13
Rental rate are based on a two or three night reservations, longer stays may be required during holidays, peak seasons or special events. If you require a shorter stay please ask for availability and rate.
If expenses are incurred to repair damage, replace missing items, pay for extra cleaning, returning furniture back to its original location or any other violations of the rental policy as a result of your stay; guest gives permission to add the charges to the guest's credit card. A copy of the bill and the charges slip will be sent to the guest if this situation occurs.
The total balance is due 60 days before arrival and will be charged to the credit card. The payment may be made by personal check, traveler's check, bank money order, Visa or Master Card. Rental rates are subject to Mississippi State and local taxes and are subject to change.
CANCELLATIONS AND CHANGES:
If a cancellation is within 60 days time of your scheduled arrival there will be a total loss of your rental amount. If there is a change or cancellation before the 60 days time there is a 50% loss of the total reservation amount. If your stay needs to be revised, there is a $25.00 admin fee.
All reservations that are not paid in full within 60 days of the check-in date will be canceled and all advance payments will be forfeited.
We will email a confirmation of your reservation upon receipt of the reservation deposit. Please review confirmation carefully to verify the property rented, the dates of the rental, the applicable charges and any special notes. Contact our reservation department immediately to report any errors. After 3 days the confirmation will be considered accurate. Any revisions needed after the 3 day period, will result in a $25.00 admin fee.
We reserves the right to substitute comparable accommodations without notice or liability should the reserved unit be out of order or not available for any reason. When comparable accommodations are not available, renter will have the option of selecting from available properties at the published rate or receiving a complete refund.
Where: All guest must check-in at our office located at Southwind Resort, 15300 Dismuke Ave. Biloxi, MS 39532, which is located by the pool.
When: Check-in begins at 3:00 p.m. for all properties. Please notify us if you plan to arrive after 5:00 p.m. so we can make arrangements for late check-in.
All units will be inventoried and inspected BEFORE and AFTER every occupancy.
The total number of persons allowed in the property, including children, at any time is restricted to the stated sleeping capacity for each property. No gatherings, parties, reunions, get togethers, etc. will be permitted without prior written approval from Southwind Townhomes Management.
We are very serious about maintaining a family atmosphere for the quiet enjoyment of our guests. We rent to family groups, couples and responsible adults. Southwind Resort will not rent to anyone under 21 years of age. The person checking in must be the qualified person who is renting the property. The qualifying person renting the property is responsible for the conduct of all guest and other occupants, and must occupy the property of the full term of the reservation. Guests under 12 must have direct adult supervision at all times when on rental premises. Any smoking inside the unit will result in loss of your holding fee. No child under the age of 18 is allowed at the pool without an adult.
Absolutely no loud parties or illegal activities are allowed. Southwind Resort reserves the right to enter the rental property anytime to investigate disturbances, occupancy and/or damage. Any violators will be evicted or removed from property without refund.

LOSS OF KEYS:
If a vacationer or tenant is locked out of their unit or has lost their keys, there will be a $25.00 charge admin fee.
LINENS, TOWELS AND SUPPLIES:
Linens and bath towels are provided and not to be taken from the unit. We suggest you bring beach towels. A starter supply of trash liners, dish soap, dishwasher detergent, paper towels, and bathroom paper is provided to you.
GUEST IS RESPONSIBLE FOR:
Removing all food from the refrigerator.
Placing soiled dishes, glassware, silverware, and pots into dishwasher and cleaned.
Placing all debris, garbage outside in proper containers.
Leaving unit in a neat conditions and furniture arranged as you found it.
Making sure that no items are missing from the unit. (There will be a charge for the cost of any missing items).
Placing all remotes on TV stands. (There will be a charge for any missing remotes).
Closing and locking all doors and windows.
Leave all the keys in the unit on the kitchen counter or returned to our office. Lock the door behind you when you leave. Lost keys will result in the locks being changed and the guest will be charged $75.
When: Check-out is a 11:00 a.m. Guests who check-out beyond 11:00 a.m. Without permission will be charged for an additional day. We will allow late check-out when feasible.
GENERAL:FURNISHINGS: You are renting a privately-owned condominium. It has been decorated and equipped to satisfy the particular tastes and desires of the owner. Please be considerate of the belonging of the owners and the people who will be renting this unit after you. Please do not rearrange the furniture, take any items outside that are part of the interior décor, or move any furnishing or kitchen items to another unit. You will be charged if the housekeepers have to rearrange the furniture after your stay.
MAINTENANCE: Please report any damages or malfunction of equipment to the rental office as soon as possible. Failure to do so may incur some liability to the guest. No compensation will be given for temporary outage of electricity, water, cable or internet. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. The operation and maintenance of the utilities is out of the control of Southwind Resort. Appliances, Air Conditioners and hot tubs/ Jacuzzi s are not guaranteed and refunds cannot be given for failure or breakdown. Southwind Resort will attempt to repair or replace anytime during your stay. If a part has to be ordered and the item cannot be repaired before you departure, no money will be refunded.
Items left in the Unit: Southwind Resort is not responsible for items left in the unit. A fee of $25.00 is charged plus shipping cost to cover the means of shipping requested by the guest.
Water Features: Renters agree to release and hold harmless Southwind Resort and owner(s) from any and all liability relating to water features, i.e. swimming pools, hot tubs, bayous or Gulf access. Further, they agree to indemnify Southwind Resort and the owner(s) from any liability causes of action and to be responsible for defending Southwind Resort and said owner(s).
PETS: Unless your unit is a pet friendly unit and a pet fee has been paid in advance, any evidence of a pet(s) found in your unit or on the premises, will result in your being asked to vacate immediately with no refund of rent. Guest may also be charged an additional $200 to $600 (Deep Cleaning Fee) depending on the size of the rental unit.
NON-SMOKING UNITS: SMOKING IS STRICTLY PROHIBITED INSIDE RENTAL UNITS. IF ANY EVIDENCE OF SMOKING IS FOUND IN YOUR UNIT, GUEST WILL BE CHARGED AN ADDITIONAL $200 (DEEP CLEANING AND POSSIBLE REPAINTING).
PARKING: Please park in designated parking areas only. All units only allow for two (2) vehicles in front of your unit, plus additional parking is allowed in designated areas. Please no boats, jet skis or RV's Please make arrangements before arrival .
INCLEMENT WEATHER: Refunds will not be made for inclement weather. In the event of a mandatory evacuation by civil authorities, the unused portion of the rental period will be refunded.
