A Cape style home, built in 2007, includes modern amenities with the character of a waterfront Maine home. On a tidal river in the village of Friendship with an expansive deck and yard. 15-20 minutes from Thomaston and Rockland with great museums, restaurants and lighthouses to visit!
Tidewatch Cottage is a relaxing home with three floors. On the ground level, there is a large room with sofa, TV and daybed with trundle attached to a full bath and the laundry room. On the main floor is a modern kitchen, great room, dining room, full bath and a queen bedroom. Upstairs is a lovely bath, a master bedroom with king bed and queen sleeper, and a kid's bunk room with bunk beds and a trundle.

If you are coming up to relax and enjoy a bit of the real Maine, this is the spot! We can have a lobsterman deliver fresh lobsters to your door. If you want to get out and kayak on the river (when the tide is up) you can rent kayaks and have them delivered to the house also.
We do not allow pets and ask you to smoke outside. We accept children, but do not have safety features like baby gates--that would be you responsibility. Other rental rules are pretty basic, but outlined below:
CHECK-IN TIME is AFTER 4 P.M. EST AND CHECKOUT is 10 A.M. EST. (No Early check ins please, we need to be sure the house is ready for your arrival!)
We love our home and hope you will too. In order to maximize your enjoyment, we ask you to follow some simple common sense rules and treat the home with respect. Please do not remove anything from the home—linens, art objects and supplies are inventoried before and after your stay.
This is a NON SMOKING unit. If you must smoke on the property, please do so outside and remove all evidence of such activity before leaving the premises.
PETS are NOT permitted under any conditions.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate.
If you do not leave the house clean and tidy when you leave, we will charge an additional cleaning fee, assessed from your damage deposit.
TOWELS AND LINENS: We suggest you bring beach towels. We do not permit towels or linens to be taken from the home.
LAUNDRY: There is a washer and dryer available. We ask that you use is sparingly to avoid a septic issue. Also, clean the lint trap before and after each use. No dryer sheets, please!
TRASH: Trash pick up is on Monday and costs $8. Pleae take the trash to the curbside and tape an envelope with $8 to the top of the trash can. Alternatively, you can take trash to the dumpsters at Wallace’s grocery store for a fee.
INJURY: Homeowner assumes no responsibility for illness or injury that may occur while on the premises.
RATE CHANGES – Rates subject to change without notice.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
PARKING – Parking is limited to three vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
WOOD STOVE: Fireplaces are closed off from June 15-September 15; they are not operational during this time of the year. During other months, proper fire safety must be observed. Do not leave a fire going unattended in the wood stove at any time, do not overload the firebox and be sure the flue is open before starting a fire in the woodstove. Never leave the stove unattended while there is a fire going. Insure the fire is completely out before leaving the stove alone.
GRILLING: An electric outdoor grill is provided for your use. Please keep the grill at least ten feet away from the house, and under no circumstances should you use any other grill.
OUTDOOR FIREPLACE: The outdoor fireplace may be used where it is placed on the lawn, provided you observe fire safety rules, do not overload the firebox and stay with the fire at all times. Please insure the fire is completely out prior to leaving the immediate area of the outdoor fireplace.
SMOKING: This is a non-smoking home. If you must smoke, do so only outside. Smoking inside will result in forfeiture of damage deposit and an additional cleaning fee.
WATER SAFETY: Please keep an eye on your children and make sure they are not left unaccompanied by the river. While the river is generally calm, there are risks associated with any body of water!
WATER AND SEPTIC – This home is on a well and septic system. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred dollars ($200).
I am a happy soul blessed to live in two places--Maine in the summer, Tennessee the other three seasons! I love kayaking, skiing, food and music. Most of the time, I am cooking for folks or involved in some kind of charity event. I am a Rotarian and enjoy helping others.
