Welcome to our beautiful retreat in the heart of Rural Sussex. This lovely self contained and fully equipped annexe is part of an 18th century barn conversion. Tucked away at the end of a private lane in the hamlet of Small Dole with uninterrupted views across the South Downs National Park, it's a perfect base for exploring the area. We're 30 minutes from Gatwick (parking and transport can be arranged) and Brighton, historic Arundel and glorious Goodwood are all within easy driving distance.

We are a 15 minute drive or a short bus ride into Brighton town centre with the added bonus of a beautiful and quiet location to return home to. Directly on the East Sussex coastal path with the nearest beach access only 5 minutes walk, also a short stroll into the beautiful South Downs National Park.

Welcome to South Lockbarn Cabin which is a converted barn situated in the South Downs National Park and Downs Link. The location is south facing and you have access to the public footpath for outstanding walks, bike rides and views. The cabin is close to Steyning and Bramber historic market towns that offers a range of restaurants, pubs and local shops. Shoreham by sea train station is only 4.5 miles and Brighton is only a half hours drive. Nearest pub and local shop is only a short walk away.

'Jellybean' is a lovingly restored 1974 TINY houseboat nestled on the mudflats of an RSPB bird reserve on the West Sussex coast. She is one of the smallest narrowboats in the world- 15ft long and 5ft10” high (PLEASE NOTE THE SIZE ). She has all you need to switch off and relax!. The beach is only a 2 minute walk away, and Shoreham by Sea, Worthing and Brighton are all easily accessible. Jellybean is a safe space for solo guests or couples to escape. Easy access from the A27 and bus 5B into Brighton make this the perfect holiday home.

The property has been set-up with families in mind, so we have available on request high chair, travel cot, baby bath, stair gates, changing mats etc. We are also a dog friendly house.
