Self contained double room in our detached garden annex with private off road parking and EV charging nearby. Equipped with a king bed, TV, waterfall shower and separate WC, hair dryer, kettle and mini fridge. Outside space with table and chairs for al fresco dining! Located close to the Ashdown Forest with plenty of country walks. We are a 15 minute drive from Royal Tunbridge Wells and an hour from London and the East Sussex coast. We are on hand in the main house for your convenience.

Entire guest house studio - West Sussex

Stay in our lovely bright studio annexe, in the grounds of our house on the outskirts of Billingshurst. Ideally situated to explore West Sussex we are close to Petworth, Parham House, Arundel and the South Downs National Park. The Studio has a comfortable King size bed, seating area, kitchen with 2 ring hob, microwave, fridge, Nespresso machine and a fully fitted bathroom. There is also a freeview TV and Wifi. The Studio is independent of the main property and has its own parking space.

Spa with hot tub and sauna all heated via a log burner for the ultimate retreat break. Guest house in large gardens, king sized bed, small kitchen and en-suite. Many local attractions near Brighton Gatwick Airport and the South Downs! Pull out double sofa bed, works well for smaller family’s. Stunning 25 meter swimming pond, water is crystal clear. Large deck and sun-loungers by the swimming pond. We use the garden too, it’s part of our home but there is plenty of opportunity for privacy.

Orchard Garden Cabin

We are in an area of outstanding natural beauty. There is a decking area around the cabin with a fire pit plus table and chairs for dining alfresco or just enjoy the fresh air. We are surrounded by fields located about 1 mile from the village and pubs. You can head out for a county walk right from the door step. Several National trust properties in the area. As of May 2025, we have extended the drive way to make parking easier. Guests have space for one car to park on the driveway.

Enjoy our purpose built garden studio in the heart of the South Downs National Park. A fully detached room, it has frosted glass for full privacy. There is a large skylight embedded in the living roof to bring in plenty of natural light. Self-contained accommodation sympathetically converted from an old cart shed set in a courtyard opposite the owners' house. The property is on a quiet lane close to the centre of Horsted Keynes. There are two pubs and a small shop in the village within walking distance. Dogs are allowed on request. Electric car charging available, payable on use.
