Oxted high street is only an 8 min drive with choice of restaurants, Cafés, boutiques, mini Waitrose, Everyman cinema, Oxted festival & mainline station to (London Bridge 28mins)

Puncheur Place is a semi-detached cottage on a private Estate in the middle of cycling country at the foot of Ide Hill nr Hever. It is quiet yet accessible to dozens of pubs/golf. The garden is west facing and large. Perfect for outdoor picnics. The cottage is not huge, but cozy. Many footpaths. This is Tudor County so many period properties and pubs nearby. It is a few minutes drive from the Bluebell Heritage Steam Railway and the beautiful Ashdown Forest for country walks.

The Cottage is a delightful property in the heart of the Sussex countryside. Situated in the village of Ardingly the property is located in the centre of the village. Guests can use one bedroom and have exclusive use of the rest of the cottage which benefits from its own private garden and patio area. The cottage is 20 minutes from Gatwick and 10 minutes from Haywards Heath Railway Station. Local attractions include the South of England Showground, Wakehurst Place & The Bluebell Railway.

The Hideout - in the heart of Ashdown Forest

The Hideout is located down a private drive, well off the road and right on Ashdown Forest. We are a five minute walk from Gills Lap which is a central walking hub on the forest. Dogs are welcome and there is a secure, enclosed courtyard garden. You can walk for miles from the gate and we provide maps and walking suggestions. Forest Row, a ten minute drive, provides good shops, restaurants and cafes. There is a great local pub, The Hatch Inn, which is walkable during daylight hours.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
