We are in the middle of the village of Highclere on a country lane with many beautiful walks on the doorstep. Situated just outside the village of Highclere and a few minutes drive from Highclere Castle. We are a 10 minute drive to the centre of Newbury and 15 minutes from the M4 (J13). The Annex enjoys rural outlooks over Highclere Estate to the front and Great Pen Wood to the rear. It is a first floor separate annex providing privacy during your stay. The newly decorated cosy two bedroom cottage has a kitchen, sitting area, a separate modern bright bathroom. Private outside space is also available.

The property is right in the heart of the picturesque riverside village of Pangbourne with its fabulous specialist shops, cafes, restaurants and pubs. Yet only ten minutes walk gets you to the countryside! The village also boasts a mainline station with direct trains to London Paddington.

A lovely self-contained annex furnished to a high standard in a quiet rural location on the Berkshire/Hampshire border, close to Newbury and Oxford and walking distance to Highclere Castle (Downton Abbey). Fenced secluded garden area with seating and BBQ for outdoor dining. The Annex is completely separate from our house with its own entrance and there's an allocated parking space for one car. Well behaved dogs are always welcome and there are some lovely walks on our doorstep.

The first floor annexe is accessed via a covered external staircase. Home from home, cosy but spacious one bed (2 guests) accommodation with living space and kitchen. The balcony is perfect for morning coffee/evening drinks (weather allowing) with far reaching views over the Hampshire countryside. The annexe is adjacent to our home but is entirely private for guests' exclusive use. We will welcome you, and can answer any questions but we will also respect your privacy.
